hi there,
i am selling my beautifull beachfront land in Whisky Point, next Arugam Bay, Sri Lanka. My plan was to develop bungalows for surfers and tourists, but having a baby in France now, it is not possible for me anymore to manage this project in Sri Lanka, so i prefer to sell it.
It is a perfect spot to develop a business for tourists:, bungalows, villas, hotel, yoga retreat or else...
This Area is still quite wild but in full development since few years (land value is increasing +15-20% every year...)
It is front line of the beach, walking distance from 2 famous surf spots and a beautiful lagoon

exact location is : 6.902965, 81.842667 (copy and paste those coordinates on google maps)

The land is about 100 perches = 2500 m2 ( 27 000 square feet), size is approx 28 m X 90m (92x300 feet approx)

There is now a good access road right next my land (which i first build and finance myself and then the local authority has widen and carpet it) and electricity can be connected easily (poles next to the fence)
There is a well on the land for clear water and 1 cabana
i did plant about 100 trees, 7 years ago, and there is a watchman watering them everyday: there are bigger now that on pictures / google street view

As i am french (and not sri lankan), i had to set up 2 companies in Sri Lanka, and my companies have a long time lease agreement on this land (94 years remaining). When i have bought this land, it was not possible for a foreigner to transfer the lease on his name, only a 99 years lease was allowed by government. Now i think law has changed and it is possible for foreigners to transfer the deed on their name directly (check it!)

There are 2 options to buy this land:

- i will sell 100% of the shares of the companies, so the new owner/director will have the lease and can develop the land as he wants, selling price is 25 millions LKR (about 125 000€ - 138 000 USD)

- i will cancel the lease with previous owner and previous owner will transfer the deed to the new owner: selling price is 33 millions LKR (about 165 000€ - 183 000 USD), 25M for me and 8M for previous owner (yes he wants a big commission for this transfer but there is no other choice if the new owner wants the deed on his name...)

lease agreement option is easier and cheaper for the new owner, and my companies are already set up to start a business there
